Housekeep’s May 2026 guide lists close-coupled toilet labour at £150–£250 outside London and £180–£300 in London, including VAT. These are its published guide ranges for labour only; the toilet and other project costs must be checked separately.

BDL Services’ rate sheet lists toilet installation from £170 and hidden or wall-hung toilet installation from £300, excluding VAT. It states that parts and materials cost extra. These starting prices describe that provider’s listed services, not a complete supply-and-fit budget.

Ask the provider whether a published figure applies to your postcode, appointment time, chosen unit and existing connections. Confirm the scope and payable total in writing before booking.

A labour-only quotation should identify who purchases and delivers the toilet, seat, cistern and connection parts. A supply-and-fit quotation should name the exact product and explain whether delivery, removal and room repairs are included. Request the model reference rather than accepting a description such as ‘standard toilet’.

If you buy the unit yourself, have the installer confirm compatibility before ordering. Agree what happens if a delivery is incomplete, the unit is damaged or it does not fit the planned position. Ask who pays for a return visit and who handles product problems after installation.

Ask the plumber to assess the proposed toilet type and access rather than pricing every installation as the same task. For a concealed cistern or wall-hung unit, request a description of the frame or support, access panel, enclosure work and finishing included in the offer.

Make future servicing part of the brief. Agree how the cistern and connections can be accessed after the room is finished, and who is responsible for replacing any boxing, tiles or decoration affected by the work. Keep those tasks visible even when a separate tradesperson provides them.

Send clear photographs of the existing toilet, its visible waste connection, the water supply and the surrounding floor. Explain whether the toilet will stay in the same position. Ask the installer to confirm what can be assessed from photographs and whether a visit is needed.

For a move or a new WC, request a written description of the proposed waste route and associated work. Identify any floor or wall openings, reinstatement and other trades required. Do not treat a replacement fitting price as a quotation for creating a new toilet location.

Agree how hidden problems will be handled if they become visible during removal. Ask for the reason, price and timetable before approving extra work, and keep a record of any agreed change.

Planning Portal’s England guidance says a kitchen or bathroom refit with new fittings generally does not need building regulations approval, but associated drainage or electrical work may do. Creating a bathroom in a room that did not previously have one is likely to require approval.

Check the actual proposal with the relevant building control body if you are unsure. The linked Planning Portal guidance concerns England; use the appropriate national and local guidance elsewhere in the UK. Agree who handles any required checks, applications and completion documents.

Compare the final amount you will pay for the same agreed work. Ask for the VAT position on the quotation and an inclusive total where VAT applies. Do not add tax again to a price already shown as inclusive, or compare an excluding-VAT starting price with a complete inclusive offer.

Separate fixed prices from estimates or provisional amounts. Ask whether call-out, parking, delivery and return visits are chargeable, and record anything excluded. Keep any reserve for unresolved work separate from the confirmed contract price.

Send the same brief to each plumber so their answers can be compared. Include your postcode, photographs, product reference and preferred dates. State whether the existing toilet remains available until the replacement is ready.

Ask for the product and workmanship cover in writing, including whom to contact if a problem appears. Confirm payment terms and how long the quotation remains valid before accepting it.
